Plans
The approved plans for the Pavilion building contemplate a complete refurbishment that will both restore the Grade II listed building to its original art deco majesty, and modernise its interior to be more energy efficient, environmentally sustainable, and technologically updated. This unique building will be a centre of excellence and a resource to be enjoyed for many years to come.
Current State of the Pavilion
A significant amount of work is required on both the outside and inside of the Pavilion building. The Pavilion is comprised of a concrete frame building constructed with structural ribs and a barrel vault roof. Its present poor condition is due in large part to the relative thinness of its roof and external cast concrete walls (100-120 mm thick) with no insulation.
All internal wall, ceiling and floor finishes are in poor condition. Mechanical and electrical services have been mostly stripped out, and along with above/below ground drainage, will need replacement.
The project aims to undertake best environmental practices – with construction and operation to be carried out in as ‘green’ a way as possible. The plan is to maintain as much of the building as can be saved, such as reinstating the high quality flooring, which will be taken up initially to lay insulation.
Specifics for the Pavilion renovation include the following:
- Restaurant/cafe
- Cinema/lecture theatre
- Learning spaces
- Retail units
- Multi-use space/gallery for diverse activities including environmental art exhibitions, local dances, etc.
- Function lounge/conference suite
- Observatory
- Office space
The plan below shows the proposed layout of the interior of the Pavilion, including a balance of activities so that the Pavilion can be a sustainable, commercially viable building.

The full height of the vaulted structure will be used in the main multi-purpose area and give a wonderful open space in the centre of the Pavilion.
